Process of documents registration at sub-registrar office in delhi

The registration of various property related documents such as Sale deed, Relinquishment deed, partnership deed, Will etc. requires several steps before the documents gets registered by office of Sub-registrar. In Delhi, the task may become tedious if one is not aware of the legal formalities and procedure. The process comprises of online appointment & Payments of fess and then visiting Sub-registrar office by the parties along with two witnesses.

Normally the following documents can be registered at the office of Sub- registrar having jurisdiction to register the documents.

DOCUMENTS REQUIRED:

  • Two Sets of Deed/Property Document

STEP BY STEP PROCESS OF REGISTRATION:

  • Purchasing Stamp Paper of proper Value (if mandatory for any deed).
  • Prepare/Draft the deed

  • Taking appointment (visit https://srams.delhi.gov.in)
  • Presentation of document at facilitation centre of Concerned Sub-registrar office and obtaining token number.
  • appearing before Sub-registrar, getting the photographs clicked.
  • Collection of receipt.
  •  Collection of document/Deed.

Purchasing Stamp Paper of Proper amount (If Mandatory).

First step towards the registration of any document is purchasing the E-stamp paper of correct value which can be obtained visiting the nearest Stock Holding Corporation of India Ltd. (SHCIL) centre or their Authorised Collection Centre (ACC). The address of nearest SHCIL/ACCs can be checked on the website www.shcilestamp.com.

Preparing/Drafting the deed

The second step is the drafting of deed/document sought to be registered. It is always advisable that any deed shall be prepared by an experience legal expert so that any future dispute and litigation can be avoided. Payment of registration fee

After you are ready with your document/deed along with the stamp paper of proper amount, you have to pay registration fee prescribed for your documents by vising https://www.shcilestamp.com/estamp_reg_home.html. Apart from the registration fee nominal charges for pasting etc. also charged.    

Taking appointment

Once you are ready with the your document/deed along with the registration fee you have to take appointment before registrar office on website of the Revenue Department (http://revenue.delhi.gov.in) or by approaching the Reception Desk/kiosk at the Sub-Registrar Office. Appointment can be taken by filling in the details of the parties along with the stamp paper/ registration fee number.

Presentation of document at facilitation centre of Concerned Sub-registrar office and obtaining token number.

After taking appointment you can visit sub-registrar office at the time given on the appointment receipt along with above mentioned documents and witnesses.

Appearing before Sub-registrar and getting the photographs clicked

After visiting the sub-registrar office, you have to present your documents to Facilitator there and follow his suggestion if certain changes are required in your documents. Upon clearance by Facilitator, you will be directed to visit before Sub-Registrar room along with all the parties and witnesses.

Collection of receipt

Upon acceptance of your document/deed by Sub-Registrar you will be have to get your & photographs clicked and then a receipt will be given to you on completion of registration process.

Collection of document/Deed.

You can re-visit the sub-registrar office along with the receipt of registration to get the copy of your document. The timing for collection of documents is 3 Pm to 5 PM from Monday to Friday.
